What's happening: Mill Valley recorded 11 single-family home sales in August, up from 9 a year earlier, according to the Marin County Assessor-Recorder-County Clerk. The median sale price was $4,100,000, up 52.1% from $2,695,000 in August 2025.
Why it matters: The Assessor's mean sale price rose 54.2% year over year, close to the 52.1% median gain, a narrower mean-median gap than July showed, when the mean outpaced the median by a wide margin.
Susie Drysdale, a Mill Valley real estate agent, attributed the gain specifically to homes that are remodeled and move-in ready commanding a higher price per square foot, rather than a uniform rise across every listing. Eleven sales are still a thin sample, worth treating as a strong signal rather than a settled one.
The context: Mill Valley's August median ran 141.2% above the county's $1,700,000, according to the Assessor, nearly double last August's 68.7% premium over the county's $1,597,500. Sales from June through August this year total 42, up 31.2% from 32 over the same three months in 2025, the fullest year-over-year comparison currently available.
