What's happening: The Planning Commission meets tonight to consider a variance request on Ethel Avenue, where a homeowner wants to lift an existing house 30 inches to fit a two-car garage underneath, more than doubling the home's size. City planning staff recommends approval.
Mill Valley's hillside lots were built out before modern drainage standards. Many homes sit close to property lines not because of anything their owners did, but because the terrain made the standard rules impossible to meet. Expanding them often requires a variance.
